Villa Maria Franca is a magnificent, completely renovated Maremma farmhouse. The estate is located in the heart of the Maremma Natural Park, just three kilometres from the city of Grosseto, along the Trappola road, and just six kilometres from the sea.
Its favourable position was further enhanced in 2019 when a bicycle and pedestrian bridge was constructed over the Ombrone river, using which both the Maremma Park and the beach of Marina di Alberese can be reached by bicycle or trekking. The cycle path starts just 500 metres from the gate of the estate.
The estate, a completely renovated manor house, is divided into two large apartments, which are independent but rented as a block booking for maximum privacy of guests. The inside of the property recalls the thousand-year history of a wild, beautiful, unspoiled land, with a wealth of nature.
From the Villa, you can easily access roads to go to Grosseto, which offers history, art and excellent food and wine, and other typical villages of the Maremma, including the tufo hills with Pitigliano and Sorano, Argentario with Porto Santo Stefano, Porto Ercole and Orbetello, the famous Terme di Saturnia and Petriolo, the villages of Monte Amiata and the metalliferous hills with Massa Marittima.
Comfort in every detail
Villa Maria Franca is an imposing, evocative building of 550 square metres, divided into two housing units with a huge private garden of almost 9,000 square metres and a 100 square metre swimming pool, all surrounded by thirty eight hectares of private land.
The entire property is rented exclusively for one group of guests at a time.
Villa Maria Franca features two large independent of equal size apartments, rented as a block, the result of a luxury renovation of the existing farmhouse between 2006 and 2007, using high quality materials and finishes.
The East Apartment consists of an entrance that leads directly to the living and dining area with a central fireplace and numerous French windows overlooking the garden. At the side, there is the kitchenette with the pantry. There are also two double bedrooms and a bathroom on the ground floor, opposite the living room. A beautiful, design staircase, with massive natural travertine steps embedded in the wall, leads to the upper floor, divided into two large bedrooms, both with ensuite bathroom, dressing room and a sitting room on the mezzanine.
The West Apartment consists of a living and dining area and a room with large windows. The living area also features large sofas and armchairs, which face the stone fireplace and a beautiful pool table. The kitchen is fully furnished, with pantry at the back. On the ground floor, there are two bedrooms and a bathroom. The upper floor can be reached via an exposed crystal, steel and wood staircase that leads to a large mezzanine, opening onto the living room below. The sleeping area consists of the master bedroom, with an ensuite bathroom with Jacuzzi, a wardrobe, two more bedrooms and a further bathroom.
The apartments features light stone floors (natural travertine) on the ground floor and parquet in the sleeping area on the upper floor. The only difference is the colour of the ceilings, which are colonial-style white in the East Apartment and natural wood in the West Apartment.

The park and swimming pool
A splendid garden of almost 9000 square metres of lush greenery extends around the Villa, in the centre of which a covered space with tables and seats has been set up; the perfect setting for organising enjoyable moments with friends, breakfasts, lunches and aperitifs in a typically Tuscan style, with a distinct taste for luxury and elegance.
At the centre of the garden, a swimming pool of 100 square metres stands out for its size: a rectangle of 14.5 x 7.5 metres.
The swimming pool area and sun terrace are paved and equipped with umbrellas, tables and sun beds to ensure relaxation and comfort for guests.
Villa Maria Franca is the perfect starting point for excursions to discover the many faces of the Maremma Toscana.
Grosseto is just 10 minutes away by car and here you can stroll around the streets in the centre, among historic buildings and shops, or on the beautiful Medici walls, visit the museums or taste the food and wine specialities in the numerous restaurants.
For lovers of spectacular landscapes, the Tufo Hills offer breathtaking views, with Pitigliano, Sorano and Sovana rising from the rocky plains, while the distant past echoes in the Etruscan necropolises and in the incredible Vie Cave carved into the rock.
Monte Argentario has much to be explored, with its infinite coves or the wide, sandy beaches of Giannella and Feniglia, the picturesque villages of Porto Santo Stefano and Porto Ercole and the Lagoon of Orbetello, with the city that extends between the calm waters of the nature reserve and offers unforgettable sunsets.
To the north, on the other hand, Castiglione della Pescaia merges the beauty of the medieval village with the social life of the waterfront, while Follonica tells stories of the sea and industrial archeology and Scarlino, with its fortress, dominates the gulf with an incomparable view.
The Metalliferous Hills are also not to be missed: a succession of villages, vineyards, olive groves and woods, full of history, nature and typical, excellent products. Massa Marittima is the medieval gem of this area, with its splendid square and majestic Cathedral. In Gavorrano you can still sense the importance of the mining past of these hills while Montieri offers fresh and sheltered chestnut woods, perfect for a summer picnic or a trek among history and nature.
If Caldana holds unexpected treasures of Renaissance architecture, Montemassi and Giuncarico bring to mind scenarios of Simone Martini’s paintings while the houses of Roccastrada and Roccatederighi seem to spring directly out of the rock and the Biancane of Monterotondo Marittimo offer an almost extraterrestrial scenario, with puffs of steam and stones of a thousand colours.
Finally, those looking for complete relaxation will adore the many thermal baths in our area, among which the Terme di Saturnia stand out. The beneficial effects of the thermal springs can also be experienced in the pools and waterfalls open to the public, including the very famous Cascate del Mulino, the accessible Terme di Petriolo and the wild Bagni San Filippo.
